Part of a $13.9 billion investment, Aristeo managed the construction of Toyota Battery Manufacturing North Carolina’s (TBMNC) Building 803. The site’s first Battery Electric Vehicle (BEV) facility is 1,100,000 SF and is 100% renewable energy powered, requiring large power feeds to both the facility and everything within the building envelope. It was designed with the main utilities running down the center of the building to feed the BEV production lines and dozens of clean and dry rooms with complex utility requirements. This building is part of an 1,850 acre campus.
Throughout the preconstruction and planning phase, Aristeo prioritized a collaborative relationship with Toyota and nearly 40 subcontractors to prioritize project design, safety, value engineering opportunities, cost control, schedule management, risk evaluation/mitigation and delivering a high quality finished project. We tapped into our network of trusted subcontractors that meet Aristeo quality levels, which reduced the bidding and onboarding process, allowing us to kick off the project quicker. All of our combined efforts kept the project on time and on budget.
As the general contractor managing nearly 40 subcontractors for the construction of this intricate 1.1 million SF facility, Aristeo oversaw the installation of 150 roof top units, over 30 miles of piping, 2 million pounds of ductwork and nearly 400 miles of electrical cable. The mechanical, electrical and plumbing (MEP) required to sustain the unique operations across the expansive facility was extremely complex, as well.
In addition to managing all scopes, Aristeo self performed a portion of the scope to better control safety and project scheduling, be more efficient in our workflows, approach our work with ingenuity and offer value engineering solutions for the overall reduction of cost. Aristeo excavated over 35,000 CY for foundations, cooling tower basins, process trenches and sumps, hazardous material storage sumps and containment pits. We placed nearly 50,000 CY of concrete for these foundations, pits, basins and slab on grade for Building 803. Additionally, we also installed nearly 12,000 tons of structural and miscellaneous steel for the building’s frame and equipment support.
To accommodate the fast-paced schedule, design complexity and a crowded site, Aristeo pre-fabricated a significant scope offsite to alleviate manpower needs. Offsite prefabrication also helped accelerate the installation onsite, however it added an additional layer of management expertise as the BIM model needed to be within 1/8th of an inch precision to ensure all pre-fabricated items set together correctly onsite.
