General Contracting

This traditional method of construction seeks the lowest competitive bid for a set of plans and specifications. Aristeo completes many projects serving as general contractor to facilitate, manage, and supervise all phases of construction. The design and construction may take longer, but this method requires less owner involvement during construction—a benefit many owners prefer over timing.

Typically an owner hires an architect/engineer (A/E) to design a project including all the owner’s needs and wants. The owner then seeks competitive pricing for the design. The owner’s staff administers the construction activities and contracts with the low bidder. The A/E may provide administration services if the owner does not have those capabilities.

Aristeo is a highly competitive general contractor. We have the in-house staff to estimate the project, the field force to perform our portions of work, and the management expertise to supervise both self-performed and subcontracted work. Aristeo’s "hands-on" experience provides valuable project skills whether we self-perform or subcontract the work.

Why General Contracting?

  • Level playing field based on lowest competitive bid for a given set of plans and specifications
  • Avoids allegations of favoritism in the award
  • Minimal owner involvement during construction
  • Control of document preparation and selection of contractors

Other Considerations

  • Longer design and construction period
  • Value engineering is limited or non-existent
  • Bids often exceed A/E’s estimate of cost, with low bid not always the lowest final cost
  • Conflict can readily develop between owner, A/E & contractor
